From the Developer's Side to Your Side
Before there was Modo, Spencer Kane spent more than a decade in New York real estate development. He ran project management for Thor Equities, a major global developer, and spent seven years as director of development and construction for a Manhattan residential developer building its own high-end projects in-house. That's where he learned general contracting from the ground up, working alongside owners on everything from new construction to full building rehabilitations. He's also a licensed construction superintendent, so the credentials match the experience.
He started Modo in 2021 to put that experience to work for individual owners instead of institutions, ran it alongside his development work at first, and went all in full-time in late 2024. Since then, we've completed or taken on dozens of projects across Manhattan and Westchester County, most of them the kind of substantial co-op, condo, and apartment work we built the company around.
What to Expect
One Point of Contact, Start to Finish
A renovation is only as good as the person running it day to day. At Modo, Spencer runs your project directly and brings in a trusted bench of trade specialists matched to what the job needs, so you get an experienced general contractor's judgment on every decision and the right tradespeople doing the work. No account managers, no handoffs. When you call during your build, you reach the person actually running it.
In a co-op or condo, that direct line matters even more. We contract directly with you, the owner, not the building, and we handle the alteration agreement, the board approval, and the building staff on your behalf. Think of us as your translator through a process that's designed to be confusing. Throughout construction you get organized photo updates every two weeks through Company Cam, so you always know where your project stands, even when you can't be there in person. It's the responsiveness clients mention most, and it's a big part of why they hire us.
