Our process is built to take that weight off you, and it runs from a first conversation through to the day you move back in.

First Walkthrough and Estimate

We start by seeing the property and understanding what you want, then give you an estimate that spells out the scope and where the money goes. If you've gathered other numbers and they're all over the map, we'll walk you through what's driving the difference, because renovation pricing in this city is hard to read. You should know what the project involves before you commit to it.

Design and Budget Alignment

We provide in-house design and work with you to shape the space, then align the design to your budget. This is where the developer's eye matters most. We'll point you toward the decisions that add value to your apartment and flag the ones that won't pay you back, so the plan reflects both how you want to live and what the work is worth long term.

Board Approval and Permits

This is the part owners dread, and it's the part we handle. We pull the permits and manage the alteration agreement, the board approval, and the building's requirements on your behalf. We've done this in co-op and condo buildings across Manhattan and Westchester County, so we know how to work as the translator between you and the building. You stay informed without it becoming your second job.

Construction, Managed Start to Finish by the Person You Hired

Once we have approval, construction begins. Spencer manages the job directly and brings in a trusted bench of trade specialists matched to your project, so the person running your renovation is someone you already know rather than a foreman you've never met. Throughout construction you get organized photo updates every two weeks through Company Cam, so you can see exactly where things stand even when you can't be on site.

From the first design conversation to the final finishes, we're thinking about which upgrades raise the value of your apartment, which ones a future buyer will care about, and where you're better off saving. That perspective runs through the entire project, not just the kickoff.
