Upper East Side Co-op Renovation
A First Apartment Reimagined for Manhattan Living
A Renovation With Manhattan Views
When this homeowner purchased his first apartment on East 86th Street, the kitchen layout was one of the biggest problems. It felt closed off from the living room and didn't have enough room for the appliances and storage he wanted.
Modo Renovations fully renovated the apartment by opening the kitchen, updating both bathrooms, adding custom storage, installing new wide-plank white oak flooring, and refreshing the finishes throughout.

Renovating Within an Upper East Side Co-op
A co-op renovation means construction must work within the building’s requirements and day-to-day operations.
Modo coordinated the renovation with the Upper East Side co-op's requirements, accounting for the approvals and building logistics that come with a substantial apartment renovation in Manhattan. Learn more about why Manhattan Co-op owners choose Modo for their remodels.
Opening Up the Apartment
The centerpiece of this Upper East Side renovation was the kitchen.
The goal was to completely open it to the living room while incorporating custom cabinetry and a full suite of Bosch and Miele appliances, including a built-in coffee maker and washer and dryer.
Fitting everything comfortably required careful planning. By locating the washer and dryer beneath the counter, Modo preserved the window and allowed natural light to continue reaching the kitchen while creating the open connection the homeowner wanted.
The renovation also included:
- A fully gutted kitchen
- Renovation of both bathrooms
- Wide-plank white oak flooring
- New entry closet with custom interior storage
- New doors and moldings
- Painting throughout the apartment
- Quartz countertops
- Marble bathroom tile
A Finished Home That Exceeded Expectations
The completed apartment feels brighter, more connected, and far more functional. The open kitchen flows naturally into the living area, new floors and finishes create consistency from room to room, and the updated interior gives the apartment’s Manhattan views a clean backdrop.
Just as importantly, Modo completed the renovation more than two weeks ahead of the original May 1 target completion date.
“Spencer worked on my apartment in the Upper East Side of Manhattan, and he did phenomenal work. I wasn’t well-versed in renovation/construction, but Spencer was extremely patient and cooperative throughout the process. The apartment is beautiful and exceeded my every expectation. I would 100% recommend using Spencer for any renovation needs.”

For example, this East 86th Street renovation began on January 9, 2026, and was completed on April 15, 2026, two weeks ahead of its original May 1 estimated completion date.
