West 75th Street Gut Renovation

Restoring an Upper West Side Apartment After Major Damage

A Referral Earned Through Previous Work in the Building

After a fire in the apartment above caused extensive water damage, this West 75th Street home needed far more than a cosmetic update. The apartment had been heavily damaged, and much of the interior had already been stripped back by the fire restoration company.

The owners wanted to make the apartment feel new again. Modo Renovations was referred by another resident in the building whose apartment we had previously renovated, giving us valuable familiarity with both the property and the expectations that come with working there.

We completed a full gut renovation, rebuilding the apartment from the inside out and creating a clean, comfortable home designed for everyday living.

The Value of Working With a Contractor Your Building Already Knows

Renovating in a Manhattan apartment building involves more than the work happening inside your unit. Building procedures, access, scheduling, deliveries, and construction requirements all need to be handled carefully.

Because Modo had already completed another renovation in this West 75th Street building, we came into this project with firsthand familiarity with the property. For homeowners, working with a contractor who already understands a building can make communication and project coordination more straightforward from the start.

It also says something important about trust: our work in one apartment led directly to the opportunity to renovate another.

Rebuilding the Manhattan Apartment From the Ground Up

The damage required extensive reconstruction before the finishes could come together. New framing and drywall were installed throughout the apartment after the existing walls had been opened and damaged during the restoration process.

The renovation also gave us an opportunity to improve how the home functioned. In the primary bedroom, we reworked the layout to create a more functional suite while expanding the closet space.

The full apartment remodel included:

  • Custom kitchen cabinetry
  • GE kitchen appliances
  • Miele washer and dryer
  • Ceramic and porcelain tile
  • Under-cabinet lighting
  • Solid white oak flooring finished on site
  • Custom moldings and millwork
  • Recessed lighting throughout
  • Custom closet interiors
  • Pocket doors
  • New framing and drywall throughout

A Clean, Fully Renewed Interior

The finished apartment feels cohesive, polished, and completely renewed. White oak flooring and custom millwork bring warmth throughout the home, while the new kitchen, lighting, storage, and finishes give each space a clean and considered look.

Most importantly, the apartment was transformed from a home damaged by a major fire loss into a comfortable place the family could use and enjoy again.

“Just an easy and reliable company with which to work.”

What should I look for in an Upper West Side renovation contractor?expand_more
Look for a contractor with experience renovating Manhattan apartments and working within the requirements of co-op and condo buildings. Familiarity with building logistics, clear communication, detailed planning, and examples of completed local projects are all important. These tips for choosing a Manhattan remodeling contractor can help you know what to look for.
How long does a full apartment renovation take on the Upper West Side?expand_more
The construction timeline depends on the size and condition of your apartment, the scope of work, material lead times, and the building’s requirements. This West 75th Street gut renovation took four months of construction, from February through June 2025.
Can I completely renovate an older Upper West Side apartment?expand_more
Yes. A full gut renovation can address outdated finishes, damaged walls, inefficient layouts, storage needs, flooring, kitchens, bathrooms, lighting, and other elements throughout the apartment. The exact scope will depend on the existing conditions and what the building allows.
Why does experience with my co-op or condo building matter?expand_more
Every Manhattan building operates differently. A contractor who has already worked in your building may be familiar with its construction procedures, access requirements, work rules, and management expectations, which can help the project run more smoothly. Can a gut renovation improve the layout of an Upper West Side apartment?expand_more
In many cases, yes. Layout improvements can be incorporated as part of a larger renovation when existing conditions and building requirements allow. On West 75th Street, Modo adjusted the primary bedroom suite to improve functionality and add closet space.
